A dirty filter restricts airflow across the evaporator coil, and in a humid climate that restriction has a second effect beyond reduced cooling: it lowers the coil's ability to wring moisture out of the air passing through it. A standard 1-inch pleated filter in a Palm Bay home often needs checking monthly and changing every 30 to 60 days, faster if there's shedding pets, nearby yard work, or windows left open during dry, dusty stretches. Thicker media filters (4- to 5-inch) can often stretch to 6 months, but that depends on the specific filter and system, not a blanket rule.
Condenser Coil Cleaning and Salt or Landscaping Exposure
The outdoor condenser coil rejects heat to the outside air, and anything coating those fins — cottonwood seed, grass clippings, dryer lint from a nearby vent, or salt-laden air for homes closer to the coast — cuts down how efficiently that happens. A coil that can't shed heat properly forces the compressor to run longer and hotter to hit the same set point. Cleaning involves rinsing fins from the inside out with a garden hose (not a pressure washer, which bends fins) and clearing vegetation or mulch that's crept within the manufacturer's recommended clearance of the cabinet.

Condensate Drain Clearing and Float Switch Testing
The condensate line carries away the water pulled out of humid indoor air, and in Florida that line handles a lot more volume than it would in a dry climate — which means algae and biofilm build up faster. A clogged drain backs water up into the drain pan and, on many systems, trips a float switch near the air handler that shuts the system down to prevent overflow onto the ceiling or floor below. Maintenance includes flushing the line and confirming the float switch actually interrupts power when lifted, not just that it's present.
Electrical Connections and Capacitor Checks
Heat and vibration loosen electrical connections over time, and loose connections create resistance that generates more heat, which can damage terminals, contactors, or wiring insulation. A maintenance visit includes tightening connections at the disconnect, contactor, and capacitor terminals, along with testing the run capacitor's microfarad rating against its labeled value. A capacitor that's drifted outside tolerance is one of the more common reasons a compressor or fan motor struggles to start, even though the system otherwise looks fine.
Airflow Measurement
Beyond the filter, airflow depends on duct condition, blower speed settings, and register or return obstructions. A technician can measure static pressure across the system to see whether airflow is within the range the equipment was designed for. Airflow that's too low reduces cooling capacity and can contribute to coil icing; airflow that's too high can reduce how much moisture the coil removes from the air.
Refrigerant Behavior — Why It's Not a Routine Top-Off
A correctly charged, sealed refrigerant system does not lose charge through normal operation. If a technician finds the system low on refrigerant, the appropriate step is to look for where it's leaking — a pinhole in a coil, a loose flare fitting, a rubbed line — rather than simply adding refrigerant and moving on. Treating low refrigerant as routine maintenance instead of a leak symptom usually means paying for the same top-off again within a year.
